Where is it

Set in Paynes Bay, St. James, The House is just a short hop from Limegrove Lifestyle Centre, Holetown’s buzzy bars, and Harrison’s Cave. Bridgetown is a 20-minute drive. Transfer time from airport: 35 minutes.

Hotel information

All 34 rooms and suites with custom-made wooden furniture, French doors, a private patio, graciously appointed baths that feature exquisite rain showers and body jets. All rooms have 1 king-size bed, air-conditioning, complimentary WiFi access, flat-screen satellite TV, iPod docking station, coffee/tea making facilities, safe, iron and ironing board, aromatherapy candles, bathrobes, hairdryer and luxury linens. Garden View Junior Suites have a private patio with views of the gardens or pool area.

Ocean View Rooms offer beautiful views from a balcony, as well as a comfortable living area.

Luxury Garden View 1-Bedroom Suites have separate living area with TV, two spacious balconies with views of the tropical gardens and/or the pool area. Some suites have a plunge pool (plunge pools can't be guaranteed).

Ocean View Junior Suites featuring a comfortable living area, and a private balcony or patio with a beachfront view.

Ocean View 1-Bedroom Suites are spacious with two spacious balconies, separate living area with TV, 2 bathrooms and stunning Caribbean ocean views.

Please note: all Ocean View Junior Suites and Ocean View 1-Bedroom Suites include an extended jet lag massage of 1 hour per person, per stay.

A Tourism Fee will be charged per bedroom, per night and will be collected at check out. The rate is subject to change by the Government, and varies by hotel room. Fees currently range from 8.75 Barbadian dollar (approximately £3.90) to 35 Barbadian dollar​ (approximately £16.00) per bedroom, per night.

Great to stay at the House after the refurbishment. Quite a contrast to last year and so good to see that most of the staff were there. Great to stay at the House after the refurbishment. Quite a contrast to last year and so good to see that most of the staff were there. Almost like coming to stay with friends, as the staff are a great bunch of people. Food is good and in good proportions. A couple of comments about the room which was a 1st floor Ocean View, would benefit from seating in the room, as the balcony is too hot in the afternoons. Also, before the refurb, the balconies had a drying frame (airer) where swimming costumes could be put out to dry. We did suggest this to the receptionist during our stay, as an improvement. Otherwise, they were draped over the balcony wall. The beach and sea have suffered from the ravage of the October 24 hurricane with a lot of rough areas on the sea bed, so reef shoes are recommended, but as the beach and sea are public areas, not under control of the hotel. Similarly, a buoyed area for swimming and snorkelling would be beneficial to keep the jetskis away from swimmers. Nevertheless, hope to go back next year. Read less

We booked a Junior suite for a week in early May. We arrived at lunchtime and warmly greeted by Anthony who was ever present by Reception. The room was already available for us which was really appreciated after a long flight from the UK. It was on the ground floor a short distance from Reception and opened directly out on to the pool and views beyond out to sea. It had obviously benefitted from the recent refurb and had everything you might require….air conditioning, lovely king size bed, coffee machine, well stocked fridge, free wifi and USB charging points. The food was simply exceptional……the usual self-service champagne breakfast, three course lunch and dinner. Dietary restrictions could usually be accommodated. A free bar operated all day and offered premium spirits, beers and a huge range of cocktails cheerfully served up by Devere, Wade and Denis. The waiting staff were fantastic without exception. Special thanks to Sheena, Agnes, Rico, Andrew and Heather…and others I have missed! The hotel was not fully occupied so there was no problem finding sunbeds and the modest pool was rarely used by more than a handful of people at any given time. Full marks to Kwesly who was always circulating to make sure you had drinks and lollipops! There is a water taxi which regularly runs between the House and two other hotels in the group…Treasure Beach about five minutes one way to the north and Waves, 20 mins to the south. Reception can book you into the restaurants at either and the water taxi stops at all three without booking…just stand on the beach! The beach in front of the hotel is relatively narrow and the sand quite hard on the feet as others have said. More adventurous folk were borrowing the hotel goggles etc and found some good snorkeling just offshore. On our last day we were able to keep our room until our taxi came at 15.00 instead of the normal 12.00…this meant we were able to make full use of our last day. There were some minor downsides during the stay. A digger working on the adjoining building site was creating some noise and disruption but this will be short lived once the works are complete. Rooms close to the central reception and dining area could be quite noisy from 6.00 am as staff arrived for work and started pushing trolleys around. The room doors would benefit from more sound proofing or ideally an extra internal door to create a lobby area. We did get some mosquito bites in the room at night but the cleaning staff then sprayed twice daily which fixed the problem. Overall though these are minor issues which did nothing to affect a fabulous stay. Read less

We will be back! The service and people here- exceptional. I cannot say enough good things. We travel a lot, and WILL come back. So relaxing, so lovely and newly renovated! Walking distance from so many lovely spots- Sandy Cove, and the Cliff. We didn’t have time to try any of the included water activities but something fun to look forward to next time. When small things happen, you don’t need to ask or say a word, the staff are on it, and work to ensure you feel valued. Although the room was fabulous, rooms facing the ocean, food solid for an all inclusive, wine list solid for an all inclusive and great cocktails, the best part was the people. Hands down, the people. And of course the complimentary massage! Stacy/ amazing. Typically these massages that are comp’d at all inclusive are subpar, and they push add ons. The massage was so professional and relaxing. No added pressure to do anything more. But for sure, when I go back, we will spend more time in spa! I can't rate this hotel highly enough. having been recently renovated it was amazing. The room was a great size with a clear view of the poolside and the sea. The layout of the hotel was easy to navigate although be mindful there are no lifts so if you have mobility issues pick a room on the ground floor. The place was clean and kept so. The food is plentiful and of very good quality, you won't go hungry. What really makes this hotel is the staff, they are so friendly and welcoming. Some to mention are Andrew in the restaurant along with Shontel, Sophie and Agnes, Wade in the bar and Kwesly who ensures you don't dehydrate by the pool brining drinks, lollies and cold towels. The small size of this hotel enables you to makes it feel like a large house so you quickly make friends with guests & staff which all adds to the experience. I highly recommend this hotel. Read less

As the title suggests, this was not our first visit to this truly outstanding hotel! And yes Panda (the cat) is still there, following the refurbishment. We first visited The House in April 2024 and stayed for 2 weeks. Yes the room was a bit tired looking, but nevertheless, the room and the whole hotel was clean, the food was delicious, the cocktails were superb, but it was the staff that really made the stay special for us. So we had no hesitation in booking again, knowing that the hotel would be having a refurbishment before we next planned to visit. Note that this is now a Marriott branded hotel, and not an Elegant branded hotel. We stayed for 12 nights from end of April to beginning of May. We were welcomed at the airport, and fast-tracked through customs to a waiting taxi, and our arrival at the hotel was very warm and friendly. I had already been in contact with Jason prior to our arrival, and he was there to greet us, and we were then blown away by how many of the staff we saw last year, and who also remembered us! We had a ground floor ocean view room which leads straight out to the pool. The refurbished room is beautiful, and it very much met our expectations. My one and only niggle during my whole stay, there was no corner basket in the shower to put your shampoo and shower gel etc., but Jason assured us he was on to that! The food on the menu for lunch and dinner was even better than last year. Had a chat with the head chef, and it was evident that he was really passionate about his job, and that is reflected in the attention to detail of the presentation, and quality of the taste of what he and his team produced for us each day. On one occasion the dinner service was a bit slow, but hey if you're going to put lobster on the menu, nearly everyone is going to want to have it right! We also dined out on a couple of occasions, can definitely recommend Tides, and QP Bistro. In both restaurants we were extremely well looked after. Its a shame that the adjoining restaurant, Positano, was not available. Sadly last year's hurricane took care of that! But instead they will be building a new beach bar, and we look forward to seeing that in the future. Yes, we intend to return for a third time! When we stayed the sunbeds were plentiful, both on the decking area, by the pool, and on the beach. The complimentary non-motorised water sports are available on the beach, and the water taxi is running between Treasure Beach, The House and Waves. Recommend trying the other hotels at lunchtime, they are ok, but they are not as good as The House! Lastly, the real reason we love this hotel. All the friendly, attentive, hard working staff that make you feel so special. Have to name a few that we got to know last year, and who touched us again this year, Andrew (yes i have eaten a kebab since I got home and i did think of you, damn it!), Wade and Dennis make the best cocktails, just don't ask Dennis to sing! And Sophia catered for anything we wanted at breakfast, lunch and dinner. Jason, the manager was first class throughout. To have all of them embrace us as we got the taxi to the airport to get our flight back home was extra special. Jason has a fantastic team of people here, and we cant wait to see them all again.
