Tucked away on the platinum west coast, this boutique beachfront beauty is the kind of place you whisper about so your mates don’t all book it before you. We’re talking champagne breakfast every morning, afternoon tea, and sunset canapés served with side orders of sea breeze. There’s no buffet chaos here - just laid-back, luxe meals with views of that famously turquoise Caribbean Sea. Plus, with a dine-around programme that includes top-notch restaurants at sister hotels, you’re sorted for variety. BYO appetite. Where is it

Set in Paynes Bay, St. James, The House is just a short hop from Limegrove Lifestyle Centre, Holetown’s buzzy bars, and Harrison’s Cave. Bridgetown is a 20-minute drive. Transfer time from airport: 35 minutes.

Hotel information

All 34 rooms and suites with custom-made wooden furniture, French doors, a private patio, graciously appointed baths that feature exquisite rain showers and body jets. All rooms have 1 king-size bed, air-conditioning, complimentary WiFi access, flat-screen satellite TV, iPod docking station, coffee/tea making facilities, safe, iron and ironing board, aromatherapy candles, bathrobes, hairdryer and luxury linens. Garden View Junior Suites have a private patio with views of the gardens or pool area.

Ocean View Rooms offer beautiful views from a balcony, as well as a comfortable living area.

Luxury Garden View 1-Bedroom Suites have separate living area with TV, two spacious balconies with views of the tropical gardens and/or the pool area. Some suites have a plunge pool (plunge pools can't be guaranteed).

Ocean View Junior Suites featuring a comfortable living area, and a private balcony or patio with a beachfront view.

Ocean View 1-Bedroom Suites are spacious with two spacious balconies, separate living area with TV, 2 bathrooms and stunning Caribbean ocean views.

Please note: all Ocean View Junior Suites and Ocean View 1-Bedroom Suites include an extended jet lag massage of 1 hour per person, per stay.

The Living Room (champagne breakfasts, lunch and dinner).

Beachfront pool and whirlpools. New boutique spa* offering a variety of treatments, massages and facials. Complimentary motorised and non-motorised water sports including water skiing, stand up paddle boarding, snorkelling and kayaks. Yoga and meditation in the garden. Pilates.

A Tourism Fee will be charged per bedroom, per night and will be collected at check out. The rate is subject to change by the Government, and varies by hotel room. Fees currently range from 8.75 Barbadian dollar (approximately £3.90) to 35 Barbadian dollar​ (approximately £16.00) per bedroom, per night.

The minute we arrived at the house we was blown away by how stunning this hotel is , looking through the archway and seeing the sea is beautiful. Rooms have all been renovated and were brilliant , we chose an ocean view room which was worth the extra . From the management team to the omelette lady the workers truly make this place work . If you fancy being pampered this hotel is for you . A short walk up the road is Rihanna’s mansion and sandy lane hotel which is lovely for afternoon tea . On a negative note there is no restaurant ( positanos ) next to the house which holiday groups are advertising, beach is very small ( Mother Nature to blame I know ) The tamarind next door is being renovated but doesn’t impact your stay occasional noise . I was a little worried about this resort because of the construction going on at some of the Marriott properties but it wasn't too bad at all. There are several beach chairs and umbrellas on the beach, and we didn't sit next to the construction. Regardless, it was minimal. Overall, the food was excellent, and the staff was outstanding. The only reason I gave it 4 out of 5 was because the beach, once in the water was rocky and the beach is very small and there's not much walking you can do. Also, the pool is small. There isn't a pool bar or hot tub so if you're looking for that, this isn't the place for you. Overall, the vibe was more romantic; there were mostly couples. You see the same people every day which is nice if you want to make friends. The water pressure was very weak but otherwise, the rooms are new, and our view was good. Everything at The House is included so there's no cost for anything except jet skiing. Tipping is weird you can either tip throughout your tip or just tip at the end but the only 'bill' you get is for dinner. I would definitely go there again and probably try another beach for a day. This place still seems to be working out the kinks. It feels like a soft opening. The hotel is terrible at communicating to guests about all the amenities that are available. What I learned I’ve learned from other guests like the afternoon tea service that is available but you need to ask for it. The water activities are complimentary and available daily but you need to request it so they bring them over from the other property. When the sea is rough the water taxi does not run but the hotel does not tell you that. They were shooting new promotional photos and videos for the hotel during my stay so if you happened to be in the only restaurant, lobby, beach front, etc. guests were asked to move. None of this was communicated to guests ahead of time. The beach in front of the hotel is small and full of rocks so it’s extremely difficult to get in and out and you definitely need water shoes. There is not much of a beach so if you are looking for soft sand without rocks and coral, stay elsewhere. We also found the dinner service to be extremely slow and it sure why we had to sign the meal checks every time, for tips perhaps??. On the positive side, the food here is pretty good and completely surprised me as I was not expecting it from AI. The staff here is amazing especially Wade the bartender and Pat the omelette lady at breakfast. I cannot remember everyone’s names but every server and attendant I encountered was friendly and helpful. Rooms are nice and the bathroom is beautiful but can get stuffy due to the lack of AC. There is only a mini split in the bedroom. The beds are typically Marriott quality and comfortable. The morning and evening turndown service is great and the towels are replenished frequently. One big gripe I have is the false advertisement on the hotel website. There is no gym or other restaurants at this property so the website should say it’s still being built or take down the photos. The management team also needs to do a better job letting the guests know when there is limited access to amenities and facilities to set expectations. Despite some of the issues I encountered, I had a fantastic time in Barbados and would come back due to all the friendly people and feeling safe getting around. Even the reggae bus was an experience that everyone should try. Read less

We stayed at The House 5 years ago and were looking forward to returning for the reopening to see what improvements had been made since Marriot carried out a refurbishment . We were blown away ! The new fresh decor and furnishings both outside and inside are a great improvement . The staff as lovely and friendly as ever and it was very special to see Andrew again , as always making The House an exceptional venue with First Class service . We weren’t sure about AL but executive chef Hans runs a super kitchen and very few dishes are repeated , despite our 2 week stay. If you’re looking for a 5 star adults only relaxing place to chill then go stay at The House , it’s fabulous ! Read less

From the moment we arrived we knew we were going to have an amazing holiday. We absolutely loved everything about The House! The Staff are amazing and can’t do enough for you. Big shout out to Aggie, Wade, Andrew, Dennis, Kobia, Jada, and honestly ALL other staff that looked after us! You guys are the heart of this hotel! Rooms are huge, mini bar plentiful, plenty of sunbeds, lovely breakfasts (big shout out to Pat!!!) The lovely ambassadors sorted out any reservations we wanted to make at restaurants on the island, arranged taxis for us and came round every morning to see if we needed any help with anything at breakfast. We celebrated our 50th and 60th birthdays while there and it was the best holiday we could have had. Food was plentiful and very good with ala carte lunches most days… they will even make a picnic up for you if you go out in a car for the day! Thank you so much for making our holiday amazing to all staff at The House! I even cried on the way to the airport 🥲 The only slight worry is after the refurb you may price us out and we won’t be able to visit…that really would be a shame. Keep it real Marriot! Read less
