Kitchen was fully functional and everything worked well. Air Con excellent !! 👌 Bed in bedroom and pull down bed in living area both comfortable. Bathroom areas huge + huge space for hanging clothes and storing suitcases.
Transport to Epcot and HS via boat regular and so convenient. Buses to.other parks also convenient and don't make any other stops ! I was impressed. Handy to come back to resort midday if you want.
Pool areas nice. Only thing my LO mentioned is that slide into pool has grooves in it so wasn't comfortable to come down as it is bumpy rather than smooth.
Restaurants around Boardwalk a bit high brow - apart from take away pizza.

Great location

Great location for both Epcot (walk or boat) or Hollywood Studios (walk, boat or even skyliner).
Incredibly helpful staff. Ask for a room near the elevators or you may have a long walk to your room. The quiet pool is lovely. Nice coffee shop (shuts at 3pm) for a quick croissant etc at breakfast. We will definitely visit again.
Not my favorite Disney resort

We recently stayed at the Boardwalk Villas. While the trip was fine, the resort did not wow me like AKL and others have done in the past. Staff were very friendly and the room was clean. The location is convenient to Epcot and HS. Boat service to HS is shared with YC, BC, and Swan/Dolphin. Bus to AK is shared with Yacht & Beach Club. MK bus…

There are 3 strikes to this location for me which may not matter to someone else, but will prevent me from returning:
1-Mug refills are only at the Boardwalk Deli outside of the resort
2-There are no traditional breakfast items like Mickey waffles available for breakfast at the QS location, only bagels
3-The hot tubs’ jets seemed very weak like they needed maintenance and the DVC hot tub seemed very dirty, which was unexpected at the price point for this resort

I must say I was a little disappointed with Disney’s Boardwalk villas. We are DVC members and have not stayed here before. It’s definitely spread out. Unless you utilize valet parking, you will have to park a good ways from the entrance. The elevator is at the main lobby and there are long hallways to the rooms ( unless you’re staying near the elevator) with stairs at the end of the hallway. We asked for an upper level near a “quiet” pool. We were placed on level five and had a view of the pool at Community Hall. The view was great! We were at the end of the hallway so it was either take five flights of stairs down or walk the halls back to the elevator, go down to level one and walk around to the pool. The pool at Community Hall was very nice and quiet! I did notice debris from the trees and such on a lot of the chairs and loungers. We went to the feature pool (Luna Park Pool) which boasts a water slide and a carnival themed area to get alcoholic and nonalcoholic beverages. As soon as I sat down, the seat of the lounge chair sank in. I looked and it was coming apart where it was attached to the frame. There were no other chairs available so I prayed I wouldn’t fall through. As I looked up under the umbrella covering me I noticed it was covered in mildew. I thought about how much money is spent there and that they could do a better job. Be aware if you buy the refillable cups. There is only one refill station and it is out on the boardwalk at the deli. The feature pool beverage bar will give you a refill if you have your cup with you but will put it in a plastic cup for you to pour into your refillable cup. Which, by the way, did not fill it all the way up. There is no refill station or beverage bar at Community Hall pool. There is however a soda machine where you can buy drinks. We stayed in a one room villa that was very nice with the exception of the refrigerator. It was very small and you could not put anything tall on the shelves. A 20 oz soda would not stand up. The kitchen had minimal supplies but you only had to ask and what you needed was brought very quickly by a smiling employee. There is one transportation station outside the lobby. There is also water transportation to limited areas. The Skyliner is near Epcot, which is a little hike, but doable. The food available was good and averaged priced for Disney.

Great Location

Very nice hotel with an excellent location. Villas have full kitchen, saving extra cost of dining out for breakfast. Reasonable walks to Epcot and Hollywood Studios and direct bus service to Magic Kingdom.
There are nice activities for kids in the evening outside on the green. Pool area great for kids plus quiet pools.
