The cost is not commensurate with the amenities or the quality of the hotel. And there is no place to quietly relax away from the speakers or screaming children. It would be nice if one of the 3 pools could be a quiet pool for those of us trying to relax and recharge.

Room is very clean. Housekeeping staff is prompt to respond. Hotel grounds are well maintained and offer many leisure activities. Onsite restaurant has good selection for lunch and dinner. Great location.

I'm writing this after my 5th or more vacations at the property. There are so many good things about this resort. First it's iconic status as the first "luxury" resort in Newport Beach. It has a ton of amenities. Staff was very friendly and for the most part, service was good. The food at the outlets was pretty good. The only downside to the hotel are its condition. To be honest, it's shocking. I mean, the room was decent but the rest of the property was in very rough shape. The paint is peeling on the building exteriors, rotten wood is warping, concrete is stained and uneven, the pool furniture is worn, umbrellas are broken, the landscaping is tired, the parking lot needs repaving and on and on and on. The place needs millions and millions of dollars in upgrades. If it were mine, I'd close it down and rebuild or restore it to a mid century gem that it could be. The location is unbeatable. The owners should find an investor and polish this diamond in the rough and bring it up to a five star resort. It's falling behind its competitors.

More conference center than resort.

Self parking is remote and a dismal experience. Valet parking is outrageously priced and obviously a profit center for the resort. Restaurant food was terrible and overpriced. We settled up after apps and went elsewhere. Expect a conference center experience not a resort experience. Staff, room and adult pool were great.
