“Far short of my expectations.”

Disappointment regarding the standard of housekeeping service quality of cleaning on the days that I specifically requested it fell far short of expected hotel standards.
I deliberately balled up all used towels and removed the cover from the empty tissue box. Upon returning to my room that evening, I was dismayed to find that only the bed had been made. The used towels remained untouched on the floor exactly where I had left them, and the empty tissue box had not been replaced, despite my clear attempts to signal the need for replacement.
I promptly contacted the front desk to report these issues, and it was particularly concerning to be informed during that conversation that this appears to be a known and recurring problem within the hotel.
I chose your hotel anticipating a comfortable and well-maintained environment, and unfortunately, the housekeeping experience did not meet these basic expectations.
“Excellent hotel for Zion”

First, Tripadvisor seems to have some inaccurate info about this hotel--it is no longer a Holiday Inn Express or an IHG property, it belongs to World of Hyatt.
Excellent hotel in a great location! The entire interior is very modern but still feels home-like. The rooms are a bit on the smaller side, but not too bad. The beds are very comfortable and there’s a nice little sitting area in the corner (though we did have to use it to store suitcases). The staff were incredibly friendly and remembered us when we came back to the hotel after a day in Zion. During shuttle bus season (most of the year), you can’t drive in the park and parking at the entrance is scarce, so the Springdale Line shuttle is very convenient, and stop 6 is located right by the hotel. All in all, I would highly recommend this hotel for Zion NP, especially given it only costed ~$100/night, an absolute steal!
“Nice newly renovated property now in the Hyatt family”

My wife and I spent one night at this now Hyatt chain property (Hyatt Place) that was previously and IHG branded property hotel. We were visiting the National Parks with our stay at Zion being the last stop before we would be returning to Las Vegas Airport to fly home. From the reviews, we were not sure what to expect but I can report that this property was very nice and the renovations seemed to be complete in the common areas and our room was very nice also, consistent with other Hyatt Place properties that I have stayed at in the past.
We arrived around 6pm after a full-day at the park and our room was ready. The property was conveniently located about 2 miles from the Zion National Park entrance and their is a free bus service that runs from several stops in Springdale to the Park so that you can leave your car at your hotel. We came in the other side of the park coming from Bryce National Park so we didn't take advantage of it but that would be nice to use since the parking at the Visitor's center was very crowded, even with us going at the end of the season in late October.
The room was well laid out with the small seating area and we had a large king size bed that was very comfortable. It was a nice large bathroom with a large sink area and a walk-in shower with the now standard shampoo/conditioner/body wash dispensers mounted on the wall. There were plenty of soft towels and the shower temperature was able to get fairly hot so a nice bathroom area. We were on the end unit on the second floor and the room was very quiet.
The lobby and lounge area was very modern and appealing. We did take advantage of the free breakfast the next morning and it was the usual standard fare of scrambled eggs, a breakfast meat, potatoes, waffles, fruit, bagels and toast, cereal, and yogurt. It's pretty average but it beat spending $30 plus dollars for going out.
For the dinner the night before, I found a nice restaurant (Kings Landing Bistro) that was less than 3 minutes away by car that we really enjoyed (see separate review). There were a number of other restaurants conveniently located close to this property which was a nice change to the other three National Parks that we visited and stayed near bye that were in "restaurant deserts', especially compared to the number of choices in Springdale.
My only complaint was the $20 per night cost for parking. I understand when a property is in a large urban area but it does not seem appropriate for this property and just seems like an additional charge to create revenue since almost all the guests at this property would be arriving in a vehicle versus in a large urban area where guests would be using ride-share or public transportation.
Overall, I am pleased with the choice of this hotel and the experience. Springdale was 2.5 hours from Las Vegas and we had a mid-day return flight so this was a good choice to stay here after a great day at Zion versus driving to Las Vegas for the last night.
