Where is it

Set in Paynes Bay, St. James, The House is just a short hop from Limegrove Lifestyle Centre, Holetown’s buzzy bars, and Harrison’s Cave. Bridgetown is a 20-minute drive. Transfer time from airport: 35 minutes.

39 suites. All with complimentary WiFi access, tea/coffee-making facilities, flat screen TV and safe. Garden View Junior Suites have a private patio with views of the gardens or pool area.

Ocean View Rooms offer beautiful views from a balcony, as well as a comfortable living area.

Luxury Garden View 1-Bedroom Suites have separate living area with TV, two spacious balconies with views of the tropical gardens and/or the pool area. Some suites have a plunge pool (plunge pools can't be guaranteed).

Ocean View Junior Suites featuring a comfortable living area, and a private balcony or patio with a beachfront view.

Ocean View 1-Bedroom Suites are spacious with two spacious balconies, separate living area with TV, 2 bathrooms and stunning Caribbean ocean views.

A Tourism Fee will be charged per bedroom, per night and will be collected at check out. The rate is subject to change by the Government, and varies by hotel room. Fees currently range from 8.75 Barbadian dollar (approximately £3.90) to 35 Barbadian dollar​ (approximately £16.00) per bedroom, per night.

We stayed at The House, in June/early July 2025 for 10 nights and it was exactly the serene, boutique escape we’d hoped for. The resort is small but luxuriously curated, laid‑back elegance with champagne breakfasts, sunset canapés and plush loungers right by the sea. Our Ocean View Junior Suite had the most amazing king-sized bed, modern bathroom, minibar, coffee machine (we also asked for a kettle), iron & board, lots of power outlets and USB/C adapter, as well as a private balcony with wow‑worthy views. The room was spotless and housekeeping offered a thoughtful with a turn down service, ample towels and toiletries. . Food and drinks? Simply amazing. We loved the à‑la‑carte meals, especially the Saturday lunch BBQ, and all‑day bar access with delicious cocktails, especially the Veranda! Some nights there was also low-key musical entertainment over dinner. Although the storm damage has reduced the size of the beach there is still ample room for guests and more than enough sunbeds - no early owning towel run needed. Beach towels are freely available as well as sunbed drinks service, cold towels, fruit and treats. The sea itself was just perfect - take or hire snorkels & enjoy the abundant marine life just steps from the shore - and although entry to the sea immediately in front of the hotel is a little stoney, walk 15 seconds to the right for a sandy walk-in! Activities were plentiful yet low‑key: yoga, paddle‑boarding, small catamaran, spa treatments and the included 30‑minute jet‑lag massage. We also snagged a spot on the water taxi to check out the sister property, Waves, for a buffet lunch. The Treasure Beach hotel, just a 3 minute walk away, houses the gym we used and is the place to grab a book too. But it’s the staff who truly set this place apart - genuine, warm, attentive, and full of humour. We wont ‘shout-out’ anyone (for fear of missing someone) because they were all amazing & made us feel right at home. We haven’t seen the hotel before the refurbishment so can’t compare, however I will say its modern, stylish and comfortable, and Panda the cat is still here! There isn’t a lot to do in the immediate area however use a yellow bus ($3.50) & ride with the locals to Holetown, or visit Oistins on a Friday evening using the transfer organised by the hotel (pre-book). We pre-booked a tour at Mount Gay rum distillery - worth a visit and you’ll get to see the island on the way too. Rating: 5 / 5 – We plan to return soon. Read less

The service was outstanding – warm, professional, and always attentive without ever being intrusive. The welcome massage on arrival was such a thoughtful touch and immediately set the tone for a relaxing stay. Our room was immaculate, spacious, and tastefully decorated, with breathtaking ocean views that we’ll never forget. The beach is just steps away, with comfortable loungers and excellent beachside service that made it hard to leave! Breakfast each morning was fresh and delicious, and we absolutely loved the afternoon tea and sunset cocktails by the water – those were some of our favorite moments. The overall atmosphere is peaceful, elegant, and perfect for a romantic and restful escape. If you're looking for luxury, tranquility, and exceptional hospitality, The House is the perfect choice. What a fabulous holiday it is quite small boutique hotel ,adults only you could visit two other properties in the brand but a few other hotel are undergoing refurbishment Probably one of the best holidays we have ever had the staff were amazing they became friends the only way I can describe it is "home from home with fabulous weather, waited on hand and foot, lovely food so chilled , either do stuff if you want or not" There are so many names I apologize that I cannot remember them all There is Andrew aka "Trevor Nelson "Pat, Agnes, Stacy, Sophia the wonderful bar staff the lovely guy who brought us drinks and cold flannels whilst we lazed by the pool in fact everyone who we met and behind the scenes were wonderful My husband is celiac the chef and staff were wonderful and made him feel very special arranging meals for him The atmosphere at the hotel was so friendly we chatted with other guests around the bar and during lunch and dinner everyone seemed so happy to be there including the staff We will be going again and recommend the House highly I do really hope the same staff are there on our return Thank you everyone Read less

Great to stay at the House after the refurbishment. Quite a contrast to last year and so good to see that most of the staff were there. Almost like coming to stay with friends, as the staff are a great bunch of people. Food is good and in good proportions. A couple of comments about the room which was a 1st floor Ocean View, would benefit from seating in the room, as the balcony is too hot in the afternoons. Also, before the refurb, the balconies had a drying frame (airer) where swimming costumes could be put out to dry. We did suggest this to the receptionist during our stay, as an improvement. Otherwise, they were draped over the balcony wall. The beach and sea have suffered from the ravage of the October 24 hurricane with a lot of rough areas on the sea bed, so reef shoes are recommended, but as the beach and sea are public areas, not under control of the hotel. Similarly, a buoyed area for swimming and snorkelling would be beneficial to keep the jetskis away from swimmers. Nevertheless, hope to go back next year. Read less
