This beautifully positioned adults-only resort has a range of individual pastel-painted cottages with some of the most spectacular views on the island. There's two plunge pools and two infinity pools, one perched on the cliff edge, and you'll find yourself relaxing here as soon as you see the view. The main restaurant is on three different levels and enjoys alfresco breezes, while Sheer Rocks restaurant offers delicious gourmet cuisine with individual booths for extra privacy all overlooking the beautiful bay. There's a 'Wellness Cottage' that offers a range of wonderful treatments. On either side of the bluff lie two beautiful beaches, with a third within walking (or kayaking) distance!

On its own secluded headland near Valley Church. 20 minutes to St John's. Transfer time from Antigua Airport: 40 minutes.

65 single-storey Cottages and Suites. All with large terrace, hammocks, air-conditioning, WiFi, coffee-maker, fridge, a shower only, safe and hairdryer. Garden View Cottages have 1 king-size bed, sleeping maximum 2 adults.


All Inclusive of: all meals (for dinner there is an All Inclusive menu which is included), all local beers and spirits, house wine by the glass and all above activities unless otherwise stated.
Please note: there is also a separate menu with such items as lobster, steak and jumbo shrimp at an additional charge. Sheer Rocks Restaurant and Bar is not included and carries a charge at all times.

Deluxe View Cottages enjoy better locations and views than Garden View Cottages, with semi-partial sea views or garden views and 1 king-sized bed, sleeping maximum 2 adults.

Deluxe Cottages with Pool enjoy superior seaview locations, and have their own private plunge pool featuring ocean views, a double vanity unit in bathroom and bathrobes, and 1 king-sized bed, sleeping maximum 2 adults.

Premium Pool Suites have the best oceanfront locations and are more spacious, with private outdoor double ended slipper bath, private balcony with hammock, plunge pool, and complimentary mini-bar with premium drinks included, with 1 king-sized bed sleeping maximum 2 adults.

Rafters Restaurant (serving breakfast, lunch and dinner, with views over the ocean). The Bar & Lounge at Rafters (drinks throughout the day, afternoon bar bites). Sheer Rocks* (gourmet restaurant and bar on-site but which is independent of the hotel, and is not included in the All-Inclusive basis. Reservations required, open Wednesday - Sunday, serving tapas in the day, and a la carte and tasting menus in the evening). Sandy Ground Sunset Terrace (poolside bar, serving grilled paninis in the day alongside a range of drinks, as well as themed dinner on select evenings including pizza parties and Caribbean Market Night. Cocoa Coffee Cafe (hot and cold drinks with savoury and sweet treats available, open from 7.00am-3.00pm). All restaurants are non-smoking. Floating pool dining options available on request*.

First off, the atmosphere is absolutely amazing. The scenery is incredible, peaceful, and serene. I also want to commend the food itself—the food is actually very good. My biggest issue wasn’t the taste, but the portion sizes. Even though the resort is all-inclusive, the portions are extremely small, and even when you ask for two servings or a double portion, they often won’t bring it. It honestly feels like they are very stingy with the food, which doesn’t make sense for an all-inclusive resort. There were some really good and helpful employees, but unfortunately, we found the front desk staff to be lazy and not very attentive. My wife called down about excursions and she was advised they would call her back. Unfortunately she never received the call back. We had to specifically ask for washcloths, which I found strange. We spoke with another couple who said they had the exact same experience. Apparently, washcloths are not automatically provided—you have to request them. Another major disappointment is that there is NO ROOM SERVICE. You have to go to the one main restaurant for breakfast, lunch, and dinner, and they even want you to give specific times for when you’ll be eating. For an all-inclusive vacation, that felt way too restrictive and honestly ridiculous. The rooms are also somewhat dated and run-down, although the beautiful scenery and overall atmosphere help make up for it. Overall, Antigua itself is absolutely beautiful, and I would definitely return to the island. However, I would not return to this particular resort. Read less

Beautiful resort. Breathtaking views from all the infinity pools. Staff is friendly and accommodating. Highly recommended! Great for honeymooners or couples celebrating a milestone anniversary like us!

Food - it was great not to have a buffet but sometimes the choice was limited and portions small but you can order extra. Good choice of spirits and cocktails Overall I would say if you’re looking for a totally chilled holiday this is great Some small downsides to the hotel. The cottages were rustic but somewhat dated. The house wine was poor, you could buy a bottle of wine but we didn’t know this until near the end and with only 1 restaurant food choice was limited. You can access and pay for the independent Sheer Rocks restaurant which is a lovely setting. There are options such as Cliffside for lunch and private dining or pool experiences but these depends on you package or are chargeable If you’re looking for a totally chilled holiday or on honeymoon this is great, otherwise you need to think of it as a base for exploring the island Read less

My beautiful wife and I visited Cocabay August 6-11, 2026 and stayed in Pepper Pot, a deluxe cottage. We chose this resort to take a break from our busy work schedules, relax, and reconnect. Cocobay is the perfect place for that sort of getaway. However, this is not your typical all-inclusive resort. There is no television in the rooms, but there WiFi is dependable. Everything except the cottages is open to nature and the cottage can be open if you keep the patio doors and the shower door to the patio open. There is no one checking on you every few minutes. There are 2.5 hour windows for meals. There is no room service. The drinks are really strong, not diluted. No one tries to sell you any vacation packages. The beach vendors are not aggressive. There is live music at the bar or restaurant on most nights, but no “shows.” You have more time to lounge in the pool or on the beach and just talk with your significant other. The staff was exceptional. Everyone was very pleasant and accommodating. Those who stood out were: Sandy (housekeeping), Sankia (bartender), Tish (bartender), Jermaine M., and Jermaine A. Non-staff individuals who were exceptional were: Norma (beach vendors) and the crew on Treasure Island cruises (Captain Denzil, Brenda, and Bill). Pointers: 1. Do NOT visit Sheer Rocks. It is overpriced and the food at the included restaurant is better. 2. Talk to other couples who have been there for a few days. The resort does not tell you that: a. You can ask for food to take back to your room, b. There is pizza available in the evening, c. You can ask for items not on the menu, d. “Premium” items on the menu do not cost extra if you have rented a deluxe cottage. 3. Tips are not expected but are appreciated. 4. Do NOT visit if you have mobility issues. The paths to the cottages are sometimes steep and nothing is handicapped accessible. 5. Do NOT visit if you do not enjoy being outdoors. The only complete enclosures for guests are the cottages. Read less
